Construction Management Services provided by ABEL Construction Company’s Project Teams

  • ABEL will prepare all necessary bidding documents for construction that will expedite the entire overall construction schedule. Coordinate all bidding documents with the design team’s technical specification and drawings
  • Lead and direct the coordination with the owner’s representatives, all consultants, sub-contractors, and vendors by establishing project meeting schedules during all phases of the project until its completion, assist in defining scope and distributing of all bid packages
  • Perform all construction administration, inspections, and approvals of the completed project for acceptance by the owner
  • Obtain all necessary approvals and permits required by the regulatory agencies having jurisdictions over the project
  • Assure project compliance with all germane requirements of the local building codes and all other relative codes applicable to the project, city, county and state
  • Adhere to any Minority (MBE) and Disadvantages Business Enterprise (DBE) requirements, if applicable
  • Regulate all SAFETY and RISK MITIGATION procedures for every company, every person, including the owner, involved with the project. No exceptions.

What our Clients can Expect from ABEL’S Construction Management Services

  • As the Construction Manager, we will participate as a responsible, cooperative, and contributing member of the design and construction team, providing consistent, instructive, informative and accurate information on a timely basis to advance the successful completion of the project.
  • ABEL as the CM will manage and will make every effort to complete the project within the defined schedule, approved budget and the quality guidelines and specifications established by the owner, the consultants, and the design team.
  • ABEL will furnish an on-site office for all operations for the duration of the contract, to include all utilities, if required.
  • As the CM, ABEL will furnish all Payment and Performance Bonds per contract if required as well as providing all required insurance as noted in the documents. Insurance will be in force on the date of execution of the contract and continued for a period equal to the duration of the project, unless otherwise directed or specified in project contract documents
  • All sub-contracts for construction will be between the Construction Manager and the successful bidding contractors unless specified otherwise.

What to expect from ABEL’S Pre-Construction & Estimating Teams as your Construction Manager

  • Identify in detail the complete project scope and construction budget.
  • Participate, schedule and assist in program/planning meetings.
  • Prepare and maintain CPM schedule which includes each phase of the pre-construction and construction; show milestone dates for each phase of the project by coordinating schedule generation with owner, design team and other consultants.
  • Provide dependable and detailed accurate estimates from schematic design drawings and detailed estimates from design development drawings and specified percentage completed construction documents.
  • Provide constructability and contractibility review at each phase of design.
  • Conduct a value engineering review, including Life Cycle Cost evaluations for alternate material and systems prior to the beginning of the construction documents phase.
  • Coordinate materials ordering and delivery, including long lead materials.
  • Provide assistance and recommendations to owner and other project team members for obtaining any necessary specialty professional services or studies, if required
  • Assist the A/E firms in obtaining approvals of design from all regulatory agencies having judication of the project. Obtain all required permits.
  • Review design/construction documents for clarity and completeness and make the appropriate recommendations.
  • Provide the proper construction management language for all the contract documents and bid packages.
  • Separate project scopes into appropriate bid packages, prepared in a manner that all work categories can be bid on using a single complete set of construction documents. Ensure that all drawings are included in the appropriate bid package and that details, sections and any other miscellaneous document is accounted for and included. Work must be phased in order to expedite areas of the project that can be performed that will not affect the critical path and will result in the timely completion of work.
  • Prepare all bid documents and forms to get distributed to potential bidders.
  • Review qualifications of potential bidder, generate interest, advise, seek out a diverse work force and solicit competitive bids for the project.
  • Conduct pre-bid conference and conduct pre-construction meetings. Prepare minutes of all meetings and issue all addenda resulting from the meetings and subsequent questions from all bidders. Relay all information to the architect for possible addenda drawings or written clarifications that will then be included in addenda.

ABEL’S Construction Phasing Services as the Construction Manager

  • Mobilization of the job site by providing and maintaining a fully equipped project office facility on-site to perform all required CM duties, meetings and coordination of all on-site temporary facilities.
  • Maintain full time on-site construction supervision to provide daily inspections, quality control, monitoring, coordination of the various trades, provide record drawings and provide a daily work log.
  • Conduct weekly job progress meetings per contract following a CM generated agenda with the architect, owner/owner’s representative, other stakeholders and all trades. Follow up accordingly with distribution of minutes to all project team members.
  • Conduct weekly on-site meetings to review safety and to ensure schedule conformance as related to delivery schedules. Provide a plan for maintaining original completion date with CPM scheduling updates to all parties.
  • Provide general safety signage and postings for project and submit adequate safety and monitoring programs throughout the project for all project team members and visitors.
  • Prepare all Requests for Information, proposal request, construction directives and change orders, if any. Review change order proposal to verify validity, purpose and cost. Review with the architect and owner’s rep to process change order requests as required. Maintain a record of all construction documents and provide updated copies to the owner’s rep on a weekly basis.
  • Prepare all applications for all payments using the owner’s requested software platform or CM’s current software.
  • Review shop drawings for conformance to construction documents and if presentable, forward to architect/engineer for review
  • Monitor certificate of insurance for expiration from all project contractors and provide builders risk policy for the project
  • Compile payment requests, verify correctness and forward to architect for review and concurrence. CM signs cover sheet stating that the application has been reviewed and is recommended for payment
  • Provide architect and owner with a monthly analysis of all bid packages indicating amount of contract completed and remaining, monies paid, retained and owed
  • At substantial completion, CM conducts a “punch list” review of all work and complete all work noted on the list before submitting to the architect and the owner. The architect and the owner’s rep will then review all work and provide a final list of deficiencies to the CM to be corrected before final completion. CM will assist the architect in conducting final inspections and approvals and certificates of occupancy
  • Assemble close-out documents required and forward to architect for approval including but not limed to as-built documents, maintenance manuals, surety releases, key, warranties, guarantees, record and lien waivers
  • Coordinate all training specified for owner’s personnel in learning to operate equipment and systems
  • Perform services and duties at the highest levels of safety between owner and CM by going over and above in providing quality services for the project duration
